In the current climate many of Australia’s largest cities are facing an urgent property supply crisis – there simply aren’t enough new homes to house the growing population.

“SYDNEY is in the grip of a second property crisis with the supply of new houses falling to levels not seen since 1975.”

Figures obtained by The Daily Telegraph show an entire generation is now in jeopardy of being financially locked out of buying a home in Sydney, with research forecasting rents to rise by as much as 40 per cent within two years.

As a result of a supply slump in new homes, rental vacancy rates are tipped to dip to a record low of 1.3 per cent as investment properties dry up. A vacancy rate of 3 per cent is considered normal.

 HOW IT WORKS

Sunway PIDC builds wealth for its members by adhering to the following success principles:

  • Specialise in medium-priced, in-demand family homes and duplexes
  • Aim for developers to profit on each project undertaken
  • Syndicate each project into 10 equal shares
  • Allow members to invest in as many shares in a project as desired
  • Allow members to be involved in multiple, simultaneous projects
  • Investments are project-based and fully owned by the share holders
  • The club does not accept direct investment for properties

FINANCIAL MAKE UP - project example

  • The land price is divided by 10 shares (e.g. $250,000 / 10 = $25,000 each)
  • The 10 project shareholders contribute the amount to purchase the land outright
  • An equity loan is raised against the unencumbered land to pay for the property construction

    NOTE: Interest, costs and fees are built into the land and construction amounts.

Example

Land Cost $250,000
Construction Cost $250,000
Total Cost $500,000

Total Sales Proceeds $600,000

Net return to shareholders $600,000 - $500,000 = $100,000
$100,000 / 10 = $10,000

In this example each shareholder would contribute $25,000, then receive back at completion $35,000, making a return of $10,000. This can be done TWICE a year to return $20,000 PROFIT on an investment of $25,000
